In Scottsdale, a pool is less an amenity than the default. About three out of four single-family homes on the market here have one. The questions worth asking aren't "pool or no pool," they're what you're actually paying for it, what condition it's in, and what the law expects of you once you own it.
Every listing on this page has a pool, updated daily from the MLS. Below that is the data I walk my clients through before they write an offer.
| Metric | Pool homes | No pool |
|---|---|---|
| Single-family homes for sale | About 1,075 | About 380 |
| Average list price | About $2.75M | About $1.2M |
| Average living area | About 3,900 sq ft | About 2,400 sq ft |
| Average price per sq ft | About $634 | About $481 |
| Lowest single-family list price | About $525K | About $350K |

Look at the table above and it seems like a pool adds more than $150 per square foot. It doesn't. That gap is a mix effect: pools are concentrated in larger, more expensive homes, which drags the pool average up.
Compare homes in the same price band and the difference nearly vanishes:
| Price band | Pool, $/sq ft | No pool, $/sq ft | Difference |
|---|---|---|---|
| Under $1M | About $421 | About $408 | About +3% |
| $1M to $2M | About $512 | About $521 | About -2% |

What that means for you: within a price band, sellers aren't getting much extra for a pool on a per-square-foot basis. Price the house, then price the pool's condition separately. A 25-year-old pool with original equipment is a cost line, not a feature.
There are about 200 single-family pool homes listed under $1M in Scottsdale right now, averaging roughly $815K, three to four bedrooms and about 2,000 square feet. Many are older homes, so the pool checklist below matters most in this range. Neighborhoods like South Scottsdale and McCormick Ranch are good places to start.
Scottsdale requires short-term rentals with a pool, spa or hot tub to have both a primary barrier and a secondary barrier, which can be a pool fence with a latch at least 54 inches high or audible alarms on every door and window opening to the pool area. Spas outside the barrier need a lockable cover. If an investment property is on the table, factor compliance into your offer. See the city's pool barrier requirements for short-term rentals.
Pool homes look very different across the city. Start with an area:
Old Town Scottsdale | South Scottsdale | McCormick Ranch | Gainey Ranch | Kierland | North Scottsdale | DC Ranch

Found one you like? I'll pull the comps, separate the pool's value from the house's, and tell you what the equipment and surface are likely to cost you over the next five years. Request a pool home analysis.
