The Phoenix metro has become one of the top destinations for tech talent relocation in the past five years. Several factors are converging:

  • CHIPS Act investment: Intel, TSMC, and Microchip Technology are collectively investing tens of billions in Arizona semiconductor manufacturing. The engineering workforce demand is real.
  • No state income tax advantage: Arizona's income tax has been significantly reduced, making it more competitive with Texas and Florida for high-income earners.
  • Cost of living vs. California and Seattle: Arizona housing costs a fraction of Bay Area or Seattle prices on a per-square-foot basis, even after recent appreciation.
  • 200+ days of sunshine and access to world-class outdoor recreation without the crowd density of California.

Matching Neighborhoods to Your Situation

Not all of Scottsdale is equidistant from all tech employers. Here's how to think about it:

Intel Chandler / Microchip Technology / semiconductor supply chain: Chandler, Gilbert, and Tempe minimize your commute. South Scottsdale is a 20–25 minute drive on the 101 and 202. McCormick Ranch splits the difference if you want a Scottsdale address with a reasonable commute.

Scottsdale Airpark (Axon, Benchmark, aerospace): North Scottsdale, Kierland, DC Ranch, and Gainey Ranch put you closest to the Airpark. Fountain Hills is a scenic 20-minute drive east.

TSMC North Phoenix fab: The TSMC facility is in north Phoenix near Deer Valley. Cave Creek and north Scottsdale are your shortest commutes — roughly 20–30 minutes depending on the exact community.

Remote or hybrid work: If you're in the office 2 days or fewer per week, commute stops being the dominant variable. Paradise Valley, DC Ranch, North Scottsdale, or Cave Creek give you the lifestyle-maximizing options.

What to Buy vs. Rent When You First Arrive

Many relocating engineers ask whether to rent first and buy after they know the market. My honest answer: it depends on your timeline and risk tolerance.

Buy immediately if:

  • You have a signed offer letter and a clear sense of your role's longevity
  • Your employer is offering relocation assistance that covers closing costs
  • The price-to-rent ratio in your target neighborhood favors ownership (which it does in most of metro Phoenix right now)

Rent first if:

  • You've never spent significant time in Arizona's summer heat and want to validate your climate tolerance before committing
  • Your employer is still in early-stage relocation conversation and the timeline is uncertain
  • You need 6–12 months to understand the difference between neighborhoods before making a $700K+ decision

The Arizona Home Buying Process: Key Differences from Other States

A few things that trip up relocating buyers:

  • No attorney required at closing: Arizona uses title companies, not attorneys. This is normal here.
  • Inspection period: Arizona's standard purchase contract gives you 10 days for inspections. This is your due diligence window — use all of it.
  • HOA disclosure: Arizona law requires sellers to provide HOA documents (financials, CC&Rs, meeting minutes) within 10 days of contract. I'll help you review everything that matters.
  • Property taxes: Arizona's property tax rates are low by national standards — typically 0.6–1.0% of assessed value for residential. Assessed value is set at 10% of market value for owner-occupied homes.
